FAQs
Here are a few of our most frequently asked questions and answers.
How is your fee so much lower than other estate agents?
We believe our fee is fair and that traditional estate agents considerably overcharge.
By digitising the entire selling process and allowing homeowners to hold viewings, Swiftly will save considerable time and thousands in agent fees.
Are you sure I don’t need to use a traditional estate agent to sell my house?
We’re sure. There’s no legal requirement for you to use an estate agent to sell your property.
All you require is a buyer and a selling price you are happy with. You will need a solicitor when it comes to paperwork, but you can conduct viewings and accept offers yourself.
Who will manage and host viewings?
You will. Viewings fit around your schedule.
No one knows your property and the local area better than you.
Your sole responsibility will be to welcome prospective buyers to view your home.
For any questions regarding, current offers, how many bidders or how to make an offer you kindly refer them to the property dashboard. This is updated in real time and has everything a buyer requires.
Are there benefits to homeowners managing the viewings?
Absolutely. Aside from the time and huge fees saved, sellers have direct input on who they would like to sell to.
Secondly, no estate agent knows your property and your area as well as you do.
Prospective buyers benefit from this greatly and we believe this allows for the best buying experience.
Can Swiftly manage and host viewings?
Yes, Swiftly can fully manage and host viewings on your behalf.
However, our business model revolves around change. Our primary goal is to establish connections between buyers and sellers while helping you save thousands on agent fees.
It’s important to remember that Swiftly fully digitizes the entire selling process. This means that your responsibility is simply to welcome potential buyers to view your home at your convenient times.
You won’t have to engage in discussions, accept or negotiate offers. All relevant information is available in real-time and managed through your property dashboard.
If you are interested in Swiftly managing viewings, please reach out to our team for more details. Kindly note that this service is not included in our €999 plan and is provided as an additional support service/fee.
Will you list my property online?
Yes. We will list your property on DAFT and MyHome and get your home in front of millions of prospective buyers.
Do you install a “For Sale” sign?
Yes, if you want us to. If you don’t want to put one up, then that’s okay too.
There may be an additional charge for locations outside of Dublin and surrounding areas covered by our installers.
What areas do you service?
Our mission is to assist sellers throughout Ireland.
Kindly be aware that in cases where your location falls outside our primary coverage area encompassing Dublin and its surrounding regions, an additional fee might be applicable to accommodate our sign installers’ network service providers for add-on option.
Ware more than willing to discuss and assess all details with you to determine the best possible solution.
Are you licensed with the property services regulatory authority?
Yes. We’re fully licensed for categories A, B and C under the Property Services (Regulation) Act 2011. Our licence number is 00419
Do I need a solicitor?
Yes, you’ll need a solicitor to do the conveyancing. This is the legal transferring of property or land from one person to another.
We can point you to some solicitors who specialise in this, if you want.
What happens if I don’t want to accept the highest offer on my property?
You don’t have to sell. It’s totally up to you whether or not you accept an offer on your property and/or who you want to sell to.
At the end of the day, it’s your property and your decision to make.
Can a property be listed before probate is granted?
It makes sense to list a property while probate is being granted, because both getting to ‘sale agreed’ and the probate processes can take weeks, if not months.
The property won’t be able to be closed until probate is granted, but having the property listed at the same time can speed up the sale.
How do you know if offers are genuine?
We’re regulated by the PSRA and have a duty to make sure that the offers are genuine.
For someone to make an offer, they need the property ID number, which is only given to people who’ve actually gone to a viewing.
What other fees or costs will I have to pay to sell my property?
You’ll need to hire a solicitor to do the conveyancing for your property and these fees will be worked out between you and them.
What documents should I have ready when I want to sell my property?
Because of Know Your Customer (KYC) requirements, before we list and market your property, we need to see a number of documents. We’ll ask for proof of address, such as a utility bill, a copy of photo ID (your passport or driving licence).
We’ll also create a contract for you and one of our team to sign. This is called a B1 agreement, and it will outline all the terms and conditions of the agreement between Swiftly and you to sell your property.
What are the average savings and selling statistics based on?
The average savings of €4,626 is based on a house sale price of €375,000 with a traditional estate agent fee of 1.5%. This fee less Swiftly’s estate agent fee gives the average saving figure.
